Urban Edge Properties shares slipped 1.1% to about US$19 in regular trading on the day of its third quarter 2026 report. That muted reaction came even as funds from operations, the core cash earnings metric for retail real estate investment trusts, reached US$0.38 per share and same property net operating income growth held solid.
Short term traders saw a soft tape and a stock that has fallen roughly 17% over three months. Longer view investors will focus on raised full year FFO guidance and a redevelopment pipeline that could matter far more to multi year returns than today’s small price move.
Like the steady FFO and redevelopment story at Urban Edge Properties but uneasy about a share price that has slipped over the past quarter and muted reactions on earnings day? Compare this setup with stocks on our list of solid balance sheet and fundamentals stocks (24 results).
Earnings only tell part of the story, and investors who care about valuation often anchor on the cash that actually comes through the door. Looking at Urban Edge Properties' cash flows alone, the stock could be a notable 26% undervalued.
"Redevelopment projects and the S&O (signed-not-open) pipeline represent visible, near-term NOI gains (8% of current NOI), while also increasing property values and supporting longer-term revenue and earnings growth."
Urban Edge Properties is putting this claim to work. Same property NOI including redevelopment grew 4.6% in Q3 and 3.6% year to date. Signed but not open rent represents about 7% of annualized NOI with US$2.6m commencing in Q3, another US$0.7m guided for Q4, and roughly US$13m expected in 2027. Management lifted 2026 FFO guidance and targets rent spreads above 30% for the year, which all points to the pipeline starting to earn its keep.
"Persistent tenant bankruptcies among big box and value-oriented national retailers (such as Big Lots, Party City, At-Home, and concerns regarding Kohl's) highlight an ongoing vulnerability to retail sector disruption and changing consumer preferences, raising the risk of unstable occupancy and greater re-tenanting costs that may pressure net margins and earnings."
This worry meets mixed evidence in the latest figures. Same property lease occupancy sits at 96.6% and shop occupancy at 91.7%. Uncollectible revenue is about 45 bps of gross rent and the bankruptcy watch list is described as smaller than in prior years. Urban Edge Properties sold a Kohl’s anchored center and reports materially lower leasing costs, helped by more as is anchor deals. That points to some insulation so far, even with sector disruption still hanging over big box retail.
