If you had looked at REA Group in late 2025 and decided to sit it out while analysts argued over whether digital expansion or an aging housing market would dominate the story, the past year tested that choice. For REA Group shareholders, the loss over the past year was 23.6%, including dividends. With that result now clear, which of the early assumptions on growth, margins, or market saturation deserved closer scrutiny at the time?

The shares cost A$222 at the start of the period, and REA Group investors were effectively choosing between a digital expansion story and a maturing market story.
On the upbeat side, the growth narrative saw a Fair Value of A$256. This price level was implied by assumptions of 7.1% annual revenue growth and profit margins rising toward 38.8% as premium products and international operations scaled.
The cautious view pointed to a Fair Value of A$132. This reflected concerns that an aging Australian housing market and tighter data rules would limit transaction volumes and compress profitability over time.
REA Group reported H2 2026 revenue of A$1,976.9m compared with A$1,767.3m in H2 2025, which backed parts of the digital expansion story, yet net income slipped from A$708.4m to A$673.0m and net margin moved from 40.1% to 34.0%. That weaker profitability, together with tougher housing conditions, meant the evidence cut both ways rather than cleanly endorsing either case.
The hinge assumption here was margin expansion. For another company, a reader would track whether rising sales are matched by stable or higher net margin in results updates instead of assuming revenue alone supports a growth thesis.
REA Group trades at A$166 today, with this selected Narrative stating that its Fair Value sits above that level based on product, AI and international levers rather than broad housing cycles.
On that view, a buyer now would have to believe REA Group can keep lifting listing yield and adjacent earnings faster than operating costs for the share price fall to look like an opportunity rather than a warning.
"Expansion of REA Group’s premium listing tiers and add-ons, including products such as Luxe and Audience Maximiser, creates room for more granular packaging and price points that can shift mix toward higher value options and lift residential advertising revenue and segment margins over time."

REA Group leans on data and software to turn attention into revenue. You can look one step sideways from that.
Search and property portals both rely on targeted advertising that rewards relevance. Another business has built tools that help advertisers reach people across formats and devices.
Its cloud division tackles a similar need from a different angle. Customers want infrastructure that handles AI workloads without rebuilding everything from scratch.
Those two lines of business share the same user problem. Whoever keeps solving it more effectively may keep shaping how digital demand gets monetised next.
