Pandox entered its Q3 2026 print with a muted share price, roughly flat over the past week and slightly weaker over the past quarter. The stock closed at SEK164.6 on the day of the release, hardly a panic or a party. The headline, though, is hard to ignore. Total revenue reached SEK2,429m and basic earnings per share hit SEK5.28, giving another powerful quarter of cash generation from its hotel property platform.
For a company often treated as a geared macro proxy, the real story sits in that earnings resilience versus a market that still prices in interest rate strain and balance sheet risk.

For bullish investors, the key claim is that Pandox can turn heavy reinvestment into higher cash earnings while keeping the balance sheet in line with its own rules.
"The main requirement is that Pandox continues to reinvest successfully in its hotels through room additions, green capex programs and ongoing projects, while managing leverage, refinancing and the Dalata minority financing cost within its stated balance sheet framework."
Q3 points in that direction. Cash earnings per share moved sharply higher, group NOI grew faster than revenue and EPRA NAV per share stepped up. At the same time, loan to value of 52.2% and an interest cover ratio of 2.4x show leverage still sits inside the framework, even with SEK 4.1b of projects underway and Dalata financing costs in the numbers.

Bearish investors argue that Pandox’s balance sheet leaves little room for error, especially once expensive minority financing is included.
"Although management points to accessible bank funding and lower credit margins, the plan to refinance the Dalata bridge facility into traditional secured bank debt in Q4 2026 still relies on lenders accepting leverage and interest coverage around 2.4 to 2.6 times."
The latest quarter keeps that concern alive. Loan to value sits at 52.2% and interest cover at 2.4x while about SEK 15b of debt matures within a year. Dalata rents are tracking expectations, yet the refinancing hurdle has not been cleared and elevated funding costs remain in the run rate.
Pandox just showed how a steady report can still leave investors debating balance sheet risk. The real opportunity is finding stocks that could be undervalued before the market corrects them.
