Getty Realty (GTY) Q3 Earnings Tighten Guidance As Debt Costs Linger

Simply Wall St·10/22/2026 22:29:16
Listen to the news

Getty Realty came into Q3 2026 on the back foot, with the stock down over the past three months, then jumped 3.6% today after the earnings release. That move reflects relief more than euphoria. The headline is simple. Adjusted funds from operations, or AFFO, per share for the quarter landed at $0.64, and management tightened full year guidance to $2.53 to $2.54.

The expectation gap sits in the balance sheet. A 5.2x net debt to EBITDA ratio and a fresh $200m term loan at about 5.03% keep the growth machine funded, but also keep investors laser focused on capital costs.

Love Getty Realty's steady AFFO but uneasy about that 5.2x leverage and fresh term loan cost? Check out the list of solid balance sheet and fundamentals stocks (25 results).

Getty Realty’s Growth Engine Meets Occupancy Ambitions

Getty Realty’s bullish story leans on turning a large acquisition pipeline into predictable rent with tight underwriting and near full occupancy.

"The main thing that has to go right is that Getty Realty continues to source and underwrite accretive deals while keeping occupancy near 100% and rent coverage around 2.5x with conservative leverage and ample liquidity."

Q3 results line up with that target. Getty invested over US$500m in 2026 at initial cash yields around 7% while portfolio occupancy held at 99.7% and trailing rent coverage stayed at 2.5x. Net debt to EBITDA of 5.2x and more than US$500m of available liquidity remain inside stated leverage guardrails.

Funding Spreads And Tenant Risk Still Shadow Getty Realty

On the other side, the bear story questions whether funding costs and newer formats erode accretion and threaten cash flows.

"New investments are being underwritten at mid to high 7% initial yields, while management estimates that fresh 10 year unsecured debt would likely cost about 6.25%. If funding costs remain elevated or rise further, the spread between acquisition yields and borrowing rates could narrow enough to limit deal accretion, which would pressure net margins and earnings growth."

Recent deals cleared at 6.9% to 7.6% cash yields while the new US$200m term loan priced near 5.03%, so spreads still exist. That said, leverage is toward the upper half of the 4.5x to 5.5x range and car wash assets remain flagged for weaker rent coverage, so the funding and tenant risk has not disappeared.

Spot Hidden Earnings Disconnects

Getty Realty highlights how funding costs and tenant quality can influence an income-focused investment case. The real opportunity is finding stocks that could be undervalued before the market corrects them.

  • Company 1 - 20% below our estimate - expand high end circuit capacity so AI data centers and defense programs secure complex boards on extended contracts.
  • Company 2 - 35% below our estimate - ramp high horsepower engine output so data center customers arrange multi year backup power agreements for new facilities.
  • Company 3 - 46% below our estimate - integrate a regional bank acquisition so low cost deposits and an asset sensitive book support broader lending and fee income.
