The Zhitong Finance App learned that Yang Mingyi, senior co-director of the Central Plains Real Estate Research Department, pointed out that private residential leasing is supported by rigid demand, rents have continued to rise, and the Central Plains Urban Rent Index CRI has peaked for 7 consecutive months. CRI increased 6.94% in the first 8 months of 2026, 5.21% in 2025, 5.64% in 2024, 7.37% in 2023, and 27.63% in the past 4 years. Among them, Hong Kong and Kowloon outperformed the market in terms of growth, rising by 28.39% and 32.16% respectively in 4 years. The increase in New Territories East and New Territories West was less than 20%, up 24.57% and 22.31%, which is slightly behind.

Based on 121 large CRI Mass housing estates, 19 (15.7%) housing estates have increased rents by more than 30% in the past 4 years. Among them, 16 housing estates have increased for 4 consecutive years. Rents increased by more than 30%. There are 10 housing estates in Kowloon (accounting for 31.3% of the total number of housing estates in the same district), 5 on Hong Kong Island (19.2%), 1 in the East of the New Territories (3.4%), and 3 in the West of the New Territories (8.8%). Urban housing estates in Hong Kong and Kowloon lead the New Territories in rent performance.

Rental performance for housing estates in Kowloon East was strong. Hung Hom Whampoa Garden, Tseung Kwan O Sunrise Kangcheng Phase I Capital, Sunrise Kangcheng Phase II, Weijing Bayside, Tseung Kwan O Centre/Tseung Kwan O Palace, Sun Po Shing, Kwun Tong Laguna City, and Wong Tai Sin Grand Harbour all increased by more than 30%, ranging from 30.13% to 39.33%. Since Hung Hom is close to the Hong Kong Polytechnic University and Tseung Kwan O is also close to the University of Science and Technology, it has attracted many students to rent, driving up rents for housing estates in the district. In Kowloon West, only Banyan View Terrace and Sing Yueju in Cheung Sha Wan saw significant rent increases of 32.89% and 32.55%. Rents at Taikoo Shing, Kornhill Garden and Shau Kei Wan in the northeast corner of Hong Kong Island increased significantly, ranging from 30.24% to 36.09%. The rent for Undergraduate Terrace in the Western District of Hong Kong Island and Shum Wan Xuan in Aberdeen also increased by more than 30%. Since the Western District is located near the University of Hong Kong, it has clearly benefited. The rent performance of housing estates in the two districts of the New Territories was poor. In the East of the New Territories, only the famous city of Shatin saw a significant increase of 37.85% in rents. Ying Chui Peninsula, Belvedere Garden and Yuen Long Sun Yuen Long Centre in West Tsuen Wan, New Territories increased by 32.14% to 33.51%.

There are also 14 housing estates with rent increases of less than 10% in the past 4 years, which is clearly lagging behind, mainly in the western New Territories. Housing estates in Tuen Mun West in the New Territories underperformed. Among them, Yu Fung Garden dropped 9.12%, making it the worst of the large-scale housing estates, while rents on Hong Kong's Gold Coast, Tai Hing Gardens, Miami Beach, Sun Tuen Mun Centre and Sea Green Gardens in the region only increased by 5.65% to 9.44%. Rent increases of only 3.68% and 8.27% for Lido Garden and Sea Cui Garden in Tsuen Wan, West Tsuen Wan, New Territories. The rent for Athenian Residence in Ma On Shan East, New Territories also fell by 0.15%. Fort Town, Regal Garden and Imperial Palace in the North District increased by between 4.69% and 8.44%. Rents for 1 housing estate in Hong Kong Island and Kowloon each increased by less than 10%. Baguio Bay in Banshan District increased by 6.41% and Depot Garden in Kwun Tong by 9.19%, respectively.

In terms of the top ten housing estates, the urban area performed well. Whampoa Garden in Kowloon performed best, with rents rising by nearly 40% to 39.33%. Taikoo Shing, Hong Kong Island, followed by an increase of 36.09%. The performance of West Ying Wan Garden and Kingswood Villas in the New Territories was average, with rent increases of less than 20%, up 15.94% and 16.98%.
