Central Plains Mortgage: Hong Kong recorded 31 mortgage loans in August, a drop of 20.5%, a four-month low

The Zhitong Finance App learned that according to data from the Central Plains Mortgage Research Department and the Hong Kong Land Registry, 31 mortgage registrations for the elderly were recorded in August 2026, a decrease of 8 month-on-month, a decrease of 20.5%, a 4-month low; 261 registrations were recorded in the first eight months of 2026, 3 more cases compared to the same period in 2025 (258 cases), an increase of 1.2% year-on-year.

In terms of market share of home loans for the elderly, out of 31 registrations in August, BOCHK (02388) were all manufactured by BOCHK (02388). According to the records for the first eight months of 2026, Bank of China Hong Kong ranked first, with 256 registrations, with a market share of about 98.1%; the second ranking was Shanghai Commercial Bank, which recorded 5 registrations, with a market share of 1.9%.

According to data from Hong Kong mortgage insurance companies, a total of 125 mortgage applications for the elderly were received in August 2026, up 6.8% month-on-month. The increase was recorded for three consecutive months and hit a record high of more than 2 years. Wang Meifeng, managing director of Zhongyuan Mortgage, analyzed that mortgage applications for the elderly have continued to be active in recent months, mainly due to the fact that property prices and property valuations have rebounded from low levels in the first half of the year. Landlords tend to seize the time when valuations are relatively stable, to lock in and obtain more monthly annuities at higher valuations; in addition, the introduction of mortgage optimization measures for the elderly in March has further reduced interest costs, and the annuity that can be obtained each month has increased, making the plan more attractive.

According to the data, 727 mortgage applications for the elderly were received in the first eight months of 2026, an increase of 14.8% year-on-year compared with 633 applications in the same period in 2025, reflecting the recovery in property prices and optimization measures driving up lost ground. Since the launch of the Hong Kong Mortgage Loan Program in July 2011, as of August 31, 2026, the scheme has received a total of 9664 applications, with single applications accounting for the highest proportion of 65.7%, with double and triple applications accounting for 34.2% and 0.1% respectively.
