Frisco, Texas-based Public Storage (PSA) deals in the ownership and operation of self-storage facilities and other related operations, including tenant reinsurance and third-party self-storage management. The company has a market cap of $53 billion and owns or operates 3,584 self-storage facilities located in 40 states, with approximately 259 million net rentable square feet in the United States and other ventures internationally.
Companies with a market cap of $10 billion or more are typically called “large-cap stocks.” PSA fits squarely into that category, with a market cap above this threshold that reflects its substantial size and influence in the industrial REIT industry.
However, the stock currently trades 10% below its 52-week high of $335.55 recorded on July 29. PSA has declined 3.4% over the past three months, underperforming the State Street Real Estate Select Sector SPDR ETF’s (XLRE) 1.1% decline during the same time frame.
In the longer term, PSA has delivered a similar performance. The stock has grown 1.9% over the past 52 weeks, underperforming the 5.2% surge of XLRE over the same period. PSA has been trading above its 200-day moving average since April and below its 50-day moving average since August.
On July 30, PSA stock fell 3.6% following the release of its Q2 2026 earnings. The company’s revenue for the quarter amounted to $1.2 billion, surpassing the Street’s forecasts. However, its adjusted FFO declined 2.6%from the prior year’s quarter to $4.17 and missed the consensus estimate. Additionally, PSA’s same-store NOI declined 2.2%, with declining same-store revenue, realized annual rental income per occupied square foot, and a contracting NOI margin.
When stacked against its rival, Extra Space Storage Inc. (EXR) has declined 5.1% over the past year, lagging behind PSA.
Wall Street has a moderately bullish view of the stock currently. Among the 19 analysts tracking PSA, the overall consensus stands at a “Moderate Buy.” Its mean price target of $336.78 suggests an 11.7% upside potential from current price levels.
