Prosper Developer Planning $240M Mixed-Use Project

Developer Naseem Shaik is moving forward on a $240 million Prosper project that will include a hotel, offices, retail and restaurants. No multifamily is planned at the time. Dubbed Bella Prosper, it will sit on 61 acres with a large manmade lake in the middle.

The development will incorporate one-story offices as well as office space above restaurant and retail spaces. Features of Bella Prosper include a 139-key hotel geared toward business travelers, a public parking deck and a park with a water feature. Bella Prosper is slated to build at least 60,950 square feet of retail space.

Community Impact reports Bella Prosper is expected to create $59.8 million in annual taxable sales. Developers estimate that Bella Prosper as a whole will generate $88.3 million in net benefits for the town over the next 25 years.

Construction on Phase 1 was originally expected to start in late 2027.
