Adairs (ASX:ADH) Shares Face Dividend Strain After Focus Impairment

Simply Wall St·08/25/2026 09:25:43
Listen to the news

Adairs walked into this result priced like a problem stock, with the shares around A$1.51 and trading on a low sales multiple, yet the headline numbers tell a more complicated story. The group posted A$641.7m in FY26 sales with underlying net profit after tax of A$34.6m, but also reported a statutory loss of A$39.4m after large non cash impairment charges tied mainly to Focus on Furniture.

For you as an investor, the key issue is the strain from that loss sitting against a still generous dividend and a balance sheet that is improving but not bulletproof.

Evaluating Adairs’ Growth Story Against FY26 Milestones

The bullish story on Adairs is that design led product, loyalty driven repeat business and better systems can lift margins and cash generation without relying on constant discounting. FY26 gives some support to that view. Group underlying NPAT edged up to A$34.6m and operating cash flow rose to A$65m with 119% cash realisation, which backs the claim that inventory and working capital are being run more tightly.

At brand level, Adairs and Mocka hit several key milestones. Adairs delivered record A$459.2m sales, store productivity improved 5.2% and underlying EBIT margin expanded by about 90 bps, with the Store of the Future pilot lifting conversion by around 400 bps. Mocka grew sales to A$71.2m with higher gross margin and an EBIT margin near 14.1%, while cutting inventory about 15%. These trends align with the idea that product and systems work are starting to pay off in the core businesses.

Adairs bear case on margins and Focus gets real tests

The bearish line on Adairs is that earnings quality is fragile. The concern is that promotional activity, higher fixed costs and a weak Focus on Furniture banner are keeping group margins constrained, while cash is directed to dividends and store projects. This result supports that concern. Group underlying EBIT is flat at A$55.0m despite higher sales, indicating limited operating leverage. The A$39.4m statutory loss from Focus impairment is a clear signal that earlier expectations for that business have not been met.

The bear concern about banner-specific weakness is also evident. Focus EBIT fell to A$3.8m, with a second-half loss, and sales declined to A$111.3m. The cost of doing business increased and the order book at year end is only slightly above that level eight weeks later. Taken together, this suggests the Focus turnaround is still at an early stage and is not yet providing meaningful earnings support.

After a swing into statutory loss, a pressured Focus banner and a dividend not well covered by earnings, it is worth asking whether these are isolated setbacks or early signs of deeper structural issues in Adairs.
