Comcast Cable has leased 139,692 square feet at 1540 Broadway to consolidate its New York City offices, according to a CBRE report. The company is relocating from 407 Broadway and 55 W. 46th St., reported the New York Business Journal.

Savills’ Gabe Marans and Maxine Rosen represented Comcast in the lease signing, according to the Business Journal. JLL’s Frank Doyle and Clark Finney represented ownership, BDT & MSD Partners.

The lease comes as the 907,000-square-foot Midtown Manhattan office tower’s owners proceed with a $150-million capital improvements program. It ranked as the third largest office lease in Manhattan during July, exceeded only by the 198, 893-square-foot commitment by Snap at 2 Penn Plaza and Anthropic’s commitment to 462,513 square feet at 330 Hudson St., according to CBRE.

All told, Manhattan office leasing activity totaled 2.98 million square feet in July, 39% above the five-year monthly average, CBRE reported.
