Li Ka Court: The number of commercial and commercial property transactions registered in Hong Kong fell 7.5% month-on-month in July, ending a 5-month continuous rise

The Zhitong Finance App learned that Huang Yingnian, director of Lijia Court (commercial store) real estate, said that although the new commercial building was popular and the store once again broke through 100 registrations, it was not possible to offset the decline in industrial building sales from a high level, causing the overall number of industrial and commercial store registrations to decline slightly in July.

According to preliminary figures from the Land Registry, Hong Kong recorded a total of 484 commercial property transactions in July 2026, a slight decrease of 7.5% from 523 in June, ending a five-month rise, but it was still the second highest in the year. As for the total monthly registration value of HK$5.801 billion, an increase of 22.4% month-on-month, the third highest during the year, mainly driven by a large number of medium- and high-priced Xiamen merchants registered during the month.

Property registrations in the three categories recorded two increases and one drop in July. Among them, commercial buildings showed the strongest increase of nearly 30%, while stores and industrial buildings rose 15.1% and fell 26.3% respectively.

Zhu Liangheng, senior sales director of the Ministry of Industry and Commerce of Lijia Court (Commercial and Commercial Store) Real Estate, pointed out that after a sprint in the first half of the year, industrial building sales finally showed a correction in the first month of the second half of the year. According to the data, 235 industrial building transactions were recorded in July, down 26.3% from the previous month, hitting a 3-month low. It was the only category that reversed the market; industrial building registrations accounted for 48.6% of the month, down 12.2 percentage points from 60.8% in June.

The total registered value of industrial buildings in July was HK$1,301 billion, down 4.1% from the previous month, which is still the third highest level in the year; the average price of each industrial building during the month was about HK$5,536 million.

In terms of commercial building sales, Huang Yingnian said that the number of registrations has exceeded 100 for 2 consecutive months, and the number of registrations in July hit a new high in 66 months (that is, 5 and a half years) since February 2021. The total number of commercial building transactions registered in July of this year was 142, up 27.9% from 111 in June, mainly driven by the popularity of new listings at 83 Wing Hong Street, which recorded about 43 registrations. Meanwhile, the total value of sales registration during the month also surged 38.2%, rising for 2 consecutive months, the highest for 3 months, with a total of HK$3.128 billion, the third highest level in the year.

In terms of store performance, Zheng Deming, senior sales director of Lijia Court (Commercial and Commercial) Real Estate - Retail, Commerce and Investment Department, pointed out that after a one-month break, store sales registration resumed its upward trend in the second half of the year. According to the data, stimulated by continued growth in local retail sales in Hong Kong, a total of 107 store sales registrations were recorded in July this year, up 15.1% from the previous month, reaching the level of 100 transactions, making it the fourth highest month of the year. Furthermore, the total value of store registrations during the month also increased by 22.8%, to HK$1,372 billion, the second highest month in the year.
