As the mainland consumer market continues to recover, the rental income of Swire Properties' mainland retail properties has surpassed the Hong Kong office portfolio, making it the strongest revenue pillar for this established commercial real estate company in Hong Kong. On August 6, the 2026 interim results announcement issued by Swire Properties showed that in the first half of this year, the company achieved revenue of HK$9.413 billion, up 8% year on year; the basic profit due to shareholders was HK$4.9 billion, up 11% year on year, mainly reflecting profit from the sale of two detached houses at 6 Deep Water Bay Road, but this was partially offset by non-recurring profit confirmed by the sale of the Brickell City Center shopping mall and adjacent land in Miami in the first half of 2025; shareholders should account for HK$4.661 billion in recurring basic profit, up 36% year on year. By business, the property investment business, which includes rent and estate management fees, is still the backbone of Swire Properties' revenue. According to the results announcement of Swire Properties, in the first half of this year, the property investment business contributed HK$6.693 billion in revenue, the property trading business contributed HK$2.2 billion in revenue, and the hotel business contributed HK$520 million in revenue. Swire Properties' three business segments all achieved year-on-year growth in the first half of this year.
