Bulls argue that Sun Communities is a high quality manufactured housing and RV platform with sticky occupancy, growing recurring cash flows and a cleaner balance sheet. Q2 does provide some support. Core FFO per share of US$1.84 came in above guidance. North America same property NOI grew 6%, with manufactured housing NOI up 8.8% on revenue growth of about 6.2% and occupancy above 98%. That lines up with the idea of steady housing driven demand and strong rent collection. Expense control helped as payroll, utilities and taxes were managed tightly, which fits the margin improvement story. Leverage sits around 3.9x net debt to trailing EBITDA, inside the 3.5x to 4.5x target range, and management is already using the US$1.0b buyback, with about US$800m remaining. The planned U.K. exit and prior marina sales move the portfolio toward the pure play MH and RV narrative.
Bears focus on limited organic growth, RV weakness, high quality acquisition scarcity and concentration in select regions. Q2 does not erase these concerns. Management has paused greenfield development and guidance assumes no new deals after July 27, 2026, which keeps growth tied to existing assets and capital allocation. RV same property NOI was only roughly in line with guidance and transient demand is still described as seasonal and sensitive to pacing and pricing. That suggests the shift from transient to annual sites is a work in progress rather than a completed fix. The acquisition market for institutional grade communities remains competitive with low initial yields, so it is harder to find clearly accretive deals. Geographic exposure remains heavily tilted to North American MH and RV, which simplifies the story but leaves the company more exposed to local weather and regulatory shocks.
