CBRE Arranges Sale of a 134K-SF Grocery-Anchored Retail Center in PA

CBRE has arranged the sale of Shops at Crossroads, a 133,717-square-foot grocery-anchored shopping center located at 3560 Route 611 in Bartonsville, Pennsylvania.

Chris Munley, Colin Behr, Ryan Sciullo, and Casey Smith of CBRE’s National Retail Partners team represented the buyer and the seller in the transaction. Built in 2009, Shops at Crossroads is strategically located just off Interstate 80, along Route 611 in the Pocono region, with access to a commercial corridor that includes more than 4 million square feet of retail.

The property is anchored by GIANT and features a mix of national and specialty tenants, including Visionworks, Red Lobster, Jersey Mike’s and CosmoProf. “Anchored by a dominant grocer with exceptional sales performance and contributing nearly half of the property’s NOI, the asset benefits from a highly stable income stream,” said Behr. “While Bartonsville is considered a tertiary market, the Route 611 corridor remains exceptionally dynamic, boasting approximately 99% retail occupancy and strong retailer demand.”
