“The report of the National Housing and Construction Work Conference has keenly grasped the profound changes in the current market, that is, the rise in the share of second-hand housing transactions has become a clear trend. We must face up to the fundamental change in residents' demand for housing, comprehensively analyze market dynamics and evaluate the effects of stopping the decline and stabilizing the market from the perspective of integrating new and second-hand housing.” Li Yujia, chief researcher at the Housing Policy Research Center of the Guangdong Urban and Rural Planning Institute, said in an exclusive interview with reporters. From December 22 to 23, the National Housing, Urban-Rural Development Work Conference was held in Beijing. The conference comprehensively took stock of the work in 2025, systematically summarized the development achievements of housing, urban and rural construction during the “14th Five-Year Plan” period, and studied and deployed key tasks during the “15th Five-Year Plan” period and 2026. Regarding 2026, Li Yujia believes that real estate will still be in the process of transforming old and new models and returning to residential and consumer attributes. The market will fluctuate between bottoming out and bottoming out, and the transformation must be accelerated to promote market stability. “The key to achieving high-quality development is to shift to a new development model, shift real estate from a 'short-term perception of political achievement' to a 'long-term ecological cognization', reposition it in the domestic cycle and unified market construction, and achieve mutual promotion of the potential of real estate and domestic demand.”
