Corona Industrial Trades in Reverse 1031 Exchange

Stream Realty Partners finalized the $12.6-million sale of a 45,318-square-foot industrial facility at 1240 Quarry St. in Corona. The seller was KHS America; the buyer was not disclosed.

“We dealt with the 43-day government shutdown, which delayed the buyer’s financing contingency period and the close of escrow,” said Jerry Goldenson, president of KHS America. “Selling our Corona facility allowed us to satisfy our reverse 1031 Exchange and purchase another 80,283-square-foot facility in Mt. Juliet, TN.” 

Stream EVPs Brad Yates and Stefan Pastor, along with senior associate Nick Mercurio, represented the seller. Alex Davis and Ryan Athens of CBRE represented the buyer. 

The property features a 6,300-square-foot, two-story office buildout, a 24-foot clear height, three dock-high doors, three ground-level doors, and a 127-foot truck court with capacity for up to 13 trailer stalls. Designed for light manufacturing users, the building provides immediate proximity to the 91 and 15 Freeways.
