Key Points

  • Replacement cost rents sit 27% above current market logistics rents.

  • Data center supply chain tenants accounted for 17% of U.S. leasing.

  • Prologis controls land sites supporting $40 billion of future development.

On its third quarter 2026 earnings call, held on Oct. 15, 2026, Prologis (NYSE:PLD) announced that construction replacement rents sit 27% above current market levels. Long-term investors care because this margin creates significant potential for market rent expansion as new supply tightens. Three things management said stand out.

1. Construction Costs Are Creating a Margin for Rent Growth

Higher interest rates and rising building expenses raise the required yields for new development projects. When market rents sit below construction cost requirements, developers delay new projects until market pricing improves.

Today, the rents needed to justify new construction have expanded to 27% above current market levels. That leaves meaningful room for rents to grow before new supply makes economic sense.
-- Dan Letter, Chief Executive Officer

2. Data Center Supply Chains Are Driving Logistics Demand

The rapid expansion of artificial intelligence and cloud infrastructure requires dedicated support facilities for hardware, assembly, and service components. This customer segment represented 17% of total U.S. leasing during the third quarter.

These are large, well-capitalized companies signing long-term logistics real estate leases, and they're establishing a whole ecosystem of regional distribution.
-- Chris Caton, Managing Director

3. Land Control Secures a Multiyear Value Creation Runway

Securing buildable sites with power access and key transport connections protects long-term return on capital. Prologis acquired $950 million of real estate in the quarter at an estimated 20% discount to replacement cost.

We own or control sites to develop the next $40 billion of logistics development with a highly capital-efficient land strategy.
-- Timothy Arndt, Chief Financial Officer

Looking Ahead

Net absorption reached 63 million square feet this quarter as customer demand normalized, and market vacancy dropped to 7.1%.

Operating fundamentals are healthy, and we remain constructive on the outlook.
-- Dan Letter, Chief Executive Officer

Scale, power entitlements, and land control anchor long-term value, while management monitors capital allocation amid volatile interest rates.

Underneath, our global platform, strong balance sheet, and proven team position us to respond to changing conditions and invest with discipline in the opportunities ahead.
-- Timothy Arndt, Chief Financial Officer
