Berenberg Notes 'Value Creation Opportunity' for Segro After Capital Markets Day; Price Target Up

06:11 AM EDT, 07/22/2026 (MT Newswires) -- Berenberg raised its price target for Segro (SGRO.L) as analysts noted "value creation opportunity" across the British real estate investment trust's pipeline following its July 8 capital markets day. "Using project-specific discount rates of 8-15%, we calculate an asset-level valuation for SEGRO of 1,204p. This includes 83p for the 1.1 GW power capacity that CBRE did not assign value for at SEGRO's CMD, but excludes any additional "strategic value". Our price target for the shares, however, derived from our EVA valuation methodology, suggests fair value in the current market of 995p," according to a Wednesday note. Previously, the stock's price target was 9.15 pounds sterling. On the earnings front, Berenberg increased its adjusted EPS forecasts through 2030 by up to 9%, factoring in the company's UK Big Box joint venture and data center development as management targets signing one to two leases per year. Meanwhile, forecasts for net tangible assets, or NTA, per share were cut from 2026 to 2028. Analysts said profits from future development will "broadly offset" the negative near-term adjustment, taking their NTA per share estimates "broadly flat" at 11.63 pounds by 2030. The stock's buy rating is unchanged.
