While the mainland property market is still slowly recovering, a large number of people from the middle class and above have raised funds to break down the Hong Kong property market and buy luxury homes in Hong Kong. According to data from the Hong Kong Central Plains Real Estate Research Department, in the first half of 2026, 2,372 second-hand private homes with a total price of 20 million yuan or more were registered in Hong Kong, with a total amount of 111,318 billion yuan. The registration amount hit a half-yearly high since the second half of 1995. Since the Hong Kong property market bottomed out last year, it has attracted many buyers to take advantage of the low absorption. Property price trends are in stark contrast to weak Hong Kong stocks, and quite a few housing estates have taken advantage of the heat to raise prices. Among them, the property market trend vane is Taikoo Shing. According to data from Hong Kong Central Plains Real Estate, Taikoo Shing property prices rebounded markedly in the first half of this year. The average price rose from a low of 14,912 yuan at the end of last year to 18,391 yuan in June this year, an increase of 23% in half a year. Compared with the low price of about 13,760 yuan per foot in June 2025, in just one year, the cumulative increase reached 33%. In the first half of this year, the CCL of Hong Kong's Central Plains City Leading Index had a cumulative increase of 10.98%, the biggest increase in the same period of eight years. The performance even outperformed the US S&P 500 Index. In contrast, the Hang Seng Index recorded a 10.7% decline over the same period.
