
Quadrangle Development Corporation (QDC), working on behalf of a lender, has unveiled plans for the prominent Key Bridge site in Rosslyn, Virginia.
The 5.5-acre property, known as Potomac Overlook, is located at the intersection of North Fort Myer Drive and Langston Boulevard at the base of Key Bridge. The lender, which holds the defaulted first-lien mortgage debt on the land, selected QDC as its development consultant. The site was home to the historic Key Bridge Marriott, which shuttered in 2021 and was demolished in 2025.
The Potomac Overlook plan features a network of green spaces, pathways, and view corridors overlooking the Potomac River, National Park Service land, the U.S. Capitol, and Georgetown. Potomac Overlook will deliver approximately 1,775 residential units across five buildings, along with a 200-room hotel.
The development team includes DCS Design, Vika Virginia, Federal Airways & Airspace, and Walsh, Colucci, Lubeley & Walsh. The project’s zoning review has commenced with the filing of an application with Arlington County.
