Some say volatility, rather than debt, is the best way to think about risk as an investor, but Warren Buffett famously said that 'Volatility is far from synonymous with risk.' So it might be obvious that you need to consider debt, when you think about how risky any given stock is, because too much debt can sink a company. As with many other companies HIAG Immobilien Holding AG (VTX:HIAG) makes use of debt. But is this debt a concern to shareholders?
Debt assists a business until the business has trouble paying it off, either with new capital or with free cash flow. Ultimately, if the company can't fulfill its legal obligations to repay debt, shareholders could walk away with nothing. While that is not too common, we often do see indebted companies permanently diluting shareholders because lenders force them to raise capital at a distressed price. By replacing dilution, though, debt can be an extremely good tool for businesses that need capital to invest in growth at high rates of return. When we think about a company's use of debt, we first look at cash and debt together.
You can click the graphic below for the historical numbers, but it shows that as of June 2025 HIAG Immobilien Holding had CHF825.0m of debt, an increase on CHF790.0m, over one year. However, because it has a cash reserve of CHF29.3m, its net debt is less, at about CHF795.7m.
According to the last reported balance sheet, HIAG Immobilien Holding had liabilities of CHF65.8m due within 12 months, and liabilities of CHF889.4m due beyond 12 months. Offsetting these obligations, it had cash of CHF29.3m as well as receivables valued at CHF18.4m due within 12 months. So its liabilities total CHF907.5m more than the combination of its cash and short-term receivables.
This deficit is considerable relative to its market capitalization of CHF1.19b, so it does suggest shareholders should keep an eye on HIAG Immobilien Holding's use of debt. This suggests shareholders would be heavily diluted if the company needed to shore up its balance sheet in a hurry.

In order to size up a company's debt relative to its earnings, we calculate its net debt divided by its earnings before interest, tax, depreciation, and amortization (EBITDA) and its earnings before interest and tax (EBIT) divided by its interest expense (its interest cover). The advantage of this approach is that we take into account both the absolute quantum of debt (with net debt to EBITDA) and the actual interest expenses associated with that debt (with its interest cover ratio).
With a net debt to EBITDA ratio of 12.8, it's fair to say HIAG Immobilien Holding does have a significant amount of debt. However, its interest coverage of 4.5 is reasonably strong, which is a good sign. Unfortunately, HIAG Immobilien Holding saw its EBIT slide 5.5% in the last twelve months. If earnings continue on that decline then managing that debt will be difficult like delivering hot soup on a unicycle. When analysing debt levels, the balance sheet is the obvious place to start. But it is future earnings, more than anything, that will determine HIAG Immobilien Holding's ability to maintain a healthy balance sheet going forward. But our final consideration is also important, because a company cannot pay debt with paper profits; it needs cold hard cash. So we clearly need to look at whether that EBIT is leading to corresponding free cash flow. Over the most recent three years, HIAG Immobilien Holding recorded free cash flow worth 64% of its EBIT, which is around normal, given free cash flow excludes interest and tax. This free cash flow puts the company in a good position to pay down debt, when appropriate.
We'd go so far as to say HIAG Immobilien Holding's net debt to EBITDA was disappointing. But on the bright side, its conversion of EBIT to free cash flow is a good sign, and makes us more optimistic. Looking at the balance sheet and taking into account all these factors, we do believe that debt is making HIAG Immobilien Holding stock a bit risky. That's not necessarily a bad thing, but we'd generally feel more comfortable with less leverage. When analysing debt levels, the balance sheet is the obvious place to start.
