The Zhitong Finance App learned that Meridian Mortgage Referrals successfully interviewed 540 respondents online this year. According to the survey, 40% (45%) of people who do not own properties will “consider buying a home” in the coming year, “wait and see the changes or stay on hold first” account for 45%, while renting a house accounts for 10%. More than 80% (86.2%) of those considering buying a home for the first time use it themselves.

Meridian Mortgage Referral Operation Director Zhang Haoxi said that currently the risk of weakening US employment outweighs the risk of rising inflation. It is expected that the Federal Reserve may cut interest rates preventively in the first half of next year; the US interest rate trend in the second half of the year will depend on the new policy of the next Federal Reserve Chairman.

On the Hong Kong side, in the 2024-2025 interest rate reduction cycle, the Bank of Hong Kong cut interest rates 5 times for a total of 0.875%. The best preferential interest rate (P) returned to the level before the interest rate hike cycle. Theoretically, there is no room for a reduction in the Hong Kong P rate. In terms of HIBOR (HIBOR), it is expected that Hong Kong's one-month HIBOR will repeatedly hover around 2% to 3% in the first half of next year, and the actual interest rate for newly built mortgages will generally remain at 3.25%. The HIBOR trend will depend on the US interest rate and capital flow. If more capital flows into Hong Kong, HIBOR will have the opportunity to repeatedly challenge the level below 2%. At that time, H may be able to sell buildings at interest rates below the ceiling.
