Easterly Government Properties just reported Q3 2026 and the stock slipped 2.1% on the day. That reaction sits awkwardly against a real estate investment trust update built around higher Funds From Operations and firmer cash coverage of the dividend.
Coming into the release, the shares had been roughly flat over the past month and weaker over the last quarter, so sentiment was already cautious. Yet the headline this quarter is simple: Core Funds From Operations per share edged higher and the cash available for distribution covered the payout with room to spare. The market focused on the high P/E multiple. The earnings print pointed to the balance sheet strain easing instead of worsening.

The bullish story hangs on growth beyond plain federal rent checks.
"The active development pipeline that includes the FDLE lab in Fort Myers and the U.S. courthouses in Flagstaff and Medford, with management citing expected yields above 11% and lump sum reimbursement features, provides a path for Easterly Government Properties to add higher margin income and naturally reduce leverage."
Q3 shows partial follow through. The FDLE lab is substantially complete and Flagstaff remains on track, so incremental income is lining up. Medford slipping to H1 2028 pushes some of that anticipated benefit out. Net debt to annualized EBITDA edging to 7.1x signals early leverage progress but still leaves meaningful work before that balance sheet goal looks achieved.
The bear story argues that the growth plan itself could strain Easterly Government Properties.
"The main thing that has to go right is that Easterly Government Properties executes on its capital plan by reducing leverage toward its stated targets while converting its development and mezzanine opportunities into durable income without eroding balance sheet resilience."
Recent numbers cut both ways. Leverage improved to 7.1x and new interest rate swaps at about 4.2% SOFR base reduce near term funding volatility. Early repayment of the Bedford construction loan and redeployment ambitions into mezzanine lending show capital recycling in action. At the same time, reliance on the revolver in guidance for the Loma Linda refinancing underlines that funding risk has eased rather than disappeared.
