First American Financial (FAF) Stock Slides As Q3 Earnings Meet Housing Doubts

First American Financial stock slipped about 2.1% to US$65.07 on Thursday, even as the insurer turned in another solid quarter for a tough housing backdrop. The company just reported Q3 2026 earnings, with adjusted earnings per share of US$1.78 and title segment revenue of US$2.0b, and the market reaction looked more weary than impressed.

Short-term traders focused on the headline dip. Longer term investors will likely pay more attention to the improving profitability over the past year and a P/E multiple that still sits below many peers. This frames today’s pullback as part of a much bigger debate about the next few years of earnings power.

First American’s Automation Ambition Under the Microscope

Automation is pitched as the earnings engine that outlives the housing slump.

"Accelerating adoption and rollout of proprietary technology platforms such as Endpoint and Sequoia has progressed, with automation now covering a rising share of escrow tasks and title decisioning and with management targeting broad branch and national deployment by 2027."

Q3 data shows Endpoint automation climbing from 30% to 42%, while Sequoia cuts human review time from 83 to 56 minutes and handles a growing share of California transactions. Title pretax margins are not broken out here. However, higher software and production expense and flat 2027 margin commentary suggest efficiency gains are still being absorbed by deployment costs.

Residential Drag And Commercial Concentration Risks Tested

The concern is that residential weakness and lumpy commercial deals leave First American Financial exposed if either leg wobbles.

"The strong growth in commercial title revenue, including recent periods of very high average revenue per order driven by large data center and energy deals, is heavily reliant on a concentrated set of high fee transactions."

Q3 commercial revenue rose 21% to US$297m, with 22 transactions above US$1m in premium and breadth across energy, industrial, multifamily and refinancing, which partly eases the concentration worry. At the same time, purchase revenue fell 3% and refinance slipped 1%, and management now talks about “lower for longer” residential volumes into 2027, which keeps the housing risk very much alive.
