Fibra UNO confused the script. The trust reported higher revenue but a much lower net margin over the past year, yet the share price told a different story. Holding Fibra UNO over the past year would have returned 29.8%, including dividends. If you had bought on 15 October 2025, you would now be reconciling that gain with weaker profitability and asking how much of this payoff was really visible in the record at the start.
Narratives are how investors here put a case on the record, with explicit assumptions about revenue, margins and the multiple. Those assumptions imply an estimated Fair Value.

The shares cost MX$27.13 at the start of the period, and Fibra UNO investors were choosing between two very different stories that both looked reasonable on the day.
The bullish narrative put fair value at MX$38, around 40% above the start price. It relied on the Fibra NEXT carve out and joint venture, and on e commerce and nearshoring supporting industrial demand while below market rents were repriced.
The cautious view set fair value at MX$21, around 23% below the start price. It focused on heavy Mexico City and retail exposure, with currency swings and weaker office demand perceived as potential risks to occupancy and cash flow stability.
The clearest fact was the Q2 2026 report. Fibra UNO booked MX$7,921.496m of revenue against MX$7,505.266m a year earlier, yet net income excluding extras went from MX$5,407.733m to MX$4,107.164m and net margin slipped from 72.1% to 51.8%. That combination of higher sales and weaker profitability cut both ways for both the bullish and the cautious cases.
The whole debate turned on how much profit quality would follow any rent repricing story. When you test another stock, do not just track revenue claims. Compare the trend in net margin with what the original thesis implied would happen to profitability.
Fibra UNO now trades at MX$32.26, above where this Narrative’s Fair Value is set. That gap reflects a cautious stance on how much reported profit can keep pace with healthier leasing metrics.
The Narrative hinges on whether rising expenses and currency effects absorb benefits from internalization and Fibra NEXT. A buyer today effectively assumes those headwinds do not overwhelm the expected NOI and FFO delivery.
"Key Takeaways: Bearish analysts expect Fibra UNO to face mounting pressure from rising operating expenses and currency headwinds, which could limit the benefit of higher occupancies and leasing spreads. The main requirement for a positive outcome is that the internalization savings, Fibra NEXT industrial growth, and high occupancy levels together offset wage inflation, expense reclassifications, and peso appreciation effects on reported figures."
