Evaluating REA Group’s Margin and Growth Story

Bulls argue REA Group can use pricing power, premium products and AI to grow earnings faster than a soft listings market. The FY26 numbers largely support that view. Residential Australia revenue rose on flat national buy listings, helped by a 13% lift in buy yield driven by Premiere+ price rises, Luxe penetration and depth subscriptions. Financial services also stepped up. Revenue reached A$114m with EBITDA up 20%, and Mortgage Choice settlements from REA leads rose 30%. That points to progress on the idea that lending and cross sell can become a second earnings engine. AI is not just a slideware story either. Management cited more than 20% of AI Assistant sessions leading to high value actions, which backs the claim that data and AI can improve monetisation and support margins.

Geo mix swung slightly negative in Q4 and management still calls this the main swing factor for reported yield. Tax reform is already depressing inquiry late in Q4, and the India exit crystallised an A$110m loss. The print shows REA Group executing well, but the structural listing and policy risks the bears highlight remain in play.
