
High Street Residential (HSR) has broken ground on a 394-unit multifamily development integrated into the Dallas Area Rapid Transit’s (DART) SMU/Mockingbird Station in Dallas, Texas. The project is part of a multi-phase, transit-oriented development that will convert approximately 16 acres of underutilized DART-owned surface parking into a pedestrian-friendly, mixed-use neighborhood around the DART station. The apartments are expected to deliver by the end of 2027.
Starting concurrently with the new apartments, a 500‑space below‑grade parking garage is being delivered as part of the multi‑phase development. Open to the public, the garage is intended for DART passengers and visitors of Mockingbird Station.
The City of Dallas provided Tax Increment Financing (TIF) support for the project, helping to deliver key public infrastructure upgrades and ensuring that 20% of the homes are offered at affordable rates.
This project was designed GFF Design and is being constructed by Andres Construction Services. Santander Bank is serving as the construction lender for the multifamily development.
