
CBRE has arranged the sale of Ephrata Commons, a 54,810-square-foot grocery-anchored shopping center located at 385 North Reading Road in Ephrata, Pennsylvania.
S&S Singh Partners purchased the property from Heidenberg Properties Group for an undisclosed amount. Chris Munley, Colin Behr, Ryan Sciullo, and Casey Benson Smith of CBRE’s National Retail Partners team represented the seller in the transaction.
The property is anchored by regional grocer Redner’s Markets and features a variety of retail tenants, including Tigon’s Nail & Spa, Wild Wings & Pizza, and Gehman Jewelers. “Our team was able to secure a buyer for Ephrata Commons in an off-market transaction through our connectivity in the 1031 exchange market,” said Behr. “With a deadline to close by year-end, the buyer was attracted to this asset due to deal size, grocery anchor, and stable, in-place cashflow, which made it a perfect fit for a 1031 exchange.”
