SA Developer to Reposition Former Healthcare Center, Apartments on Way

The San Antonio Historic and Design Review Commission okayed a tax break for a developer looking to convert a historic underperforming healthcare facility into apartments with ground-floor retail. Innjoy acquired the building in 2019, a year after the hospital that occupied it shut down.

Innjoy Hospitality wants to redevelop the Nix building at 414 Navarro Street into 329 apartments. They plan to build studio, one-, two-, and three-bedroom units. Innjoy is segmenting the ground floor for four anticipated retail tenants.

The commission’s vote allows Innjoy, starting in year six, to have the property reappraised in year 6 and taxed at 50% of its market value every five years. In addition to the tax breaks, the developer is also pursuing state and federal historic tax credits through the Texas Historical Commission and the National Park Service.

XA Collective Architecture + Planning, HM3 Engineering and A-1 Engineering, LLC are on the design team. The team expects to start work on the overhaul in January 2026 and finish in 2028.
